Project management is where a high-rise build is either controlled or merely observed. The difference shows up in facade procurement, in how early the fitout trades are locked, and in whether settlement dates hold when the market tightens.
We look for people who have taken a residential tower from an early works package through to defect close-out. Commercial and civil experience is useful, but a thirty-storey apartment building with a strata handover and hundreds of individual settlements is its own discipline.
Every candidate we introduce can walk you through their last two projects floor by floor: the structure cycle they achieved, where the program slipped, what it cost, and what they changed on the next one.
What each appointment actually carries
Project Director
Single-point accountability for one landmark tower or two mid-size projects. Owns the head contract relationship, the master program and the commercial result.
$280k – $380k package
Senior Project Manager
Runs a tower in its own right, usually $80m and above, with a site manager and CA reporting in. Manages consultants, authorities and the developer relationship day to day.
$220k – $290k package
Project Manager
Delivery of a single project or a major package within a larger build. Program, procurement, subcontractor management and client reporting.
$180k – $240k package
Project Engineer
The technical engine of the project team — RFIs, shop drawings, package scoping and program tracking. The strongest ones are two to three years from a PM role.
$130k – $175k package
Package guidance reflects South East Queensland high-rise residential builders and is indicative only. Structure, vehicle, bonus and profit share vary considerably.
Evidence before introduction
Project scale and typology
Storeys, value, apartment count, structure type and whether it was a design-and-construct or a fully documented build.
Program performance
Achieved floor cycle against the tendered cycle, and how extensions of time were claimed and resolved.
Facade and fitout control
The two packages that most often decide whether a tower lands on time. We ask for specifics on procurement dates and supplier management.
Handover and defects
Settlement readiness, defect volumes at handover, and how the body corporate relationship was managed after PC.
Demand for genuine high-rise Project Managers in Brisbane and the Gold Coast continues to outstrip local supply, with builders competing for the same forty or so proven names. Interstate and New Zealand candidates fill part of the gap, but relocation timelines add four to six weeks.
